If its a new home you want I will make it happen for you! Because there are constant new builders & communities coming and going throughout california the prices, locations & always changeing criteria with every new home situation i will simply generalize a few important facts on what you can expect with persuing a new home and my service that will benefit you with the process.
1)Dont get the new car feeling and act on it right away. Buy smart, take your time & "feel" the home thats right for you.
2)Dont let the builder limit or steer you in a direction than you planned on and whats right for your needs.
3)Dont sign anything if you stop in for your first time without your realtor. If you sign anything i will not be able to represent you & get you the best deal. Builders love buyers with no reprsentation as you will become unable to get to the bottom line pricing without the help of your agent.
4)Dont go for the sales line of "well this is the last one left" dont force yourself to be ready when your not to purchase. Wait till your 100% ready. Purchasing a new home should not be a high pressure experience. Another reason to have your realtor with you let me do all the stressful stuff so you can focuse on making the most important decisions that matter most to you on your new home purchase.
5)dont be afraid to ask questions. If you feel pushed or rushed through the process of making a decision dont make one.
6)Dont go crazy on the upgrades. Its just like buying a car you can end up paying another 20% for stuff you can do later or maybe not even need at all. Remember your buying a new home, even the standard stuff is nice these days.
Again & most important do not sign anything if you stop in on your own without the presence of your realtor or it will create conflicts of interest and I will not be able to represent, protect & work with you in negotiations in getting you the best deal possible.
