Here are a few tips when negotiating in a multiple offer situation.
1)Move quick,be available to respond. The early bird gets the worm 2)Dont get excited & your heart set on a particular home. The norm right now is an average of putting in 10-15 even 20 offers before we land one. 3)Keep your emotions out of it, most of the time we will be dealing with the bank. They dont care about who you are or your situation.They are looking for the highest price & best ability to close 4)there is no way to know other bidders offers.Although it is ultimately your decision how you want to play the game & what you want to offer,I will do the comps on the home & recommend that is what you should offer 5)the less you are asking for in your offer the cleaner it is. Dont expect to get any closing costs, repairs are out of the question, as-is sales, many banks now are tossing out the FHA offers so 10-20% down is what they are looking for. 6)no matter how we write our offer, what price, how clean and when we submit it is going to be unpredictable what offer the bank chooses 7)cash offers will most of the time trump any other offers last minute. 8)the banks may start the process of accepting our offer then bump us last minute if they get a better offer in. Dont get excited until we have a fully executed offer. I will push this as fast as possible when im negotiating for you Finally & most important if you want a home in this current market as of 9/1/2009 and decide to use me as your realtor, please trust that I know what im doing to get you a home. The less people you listen to(aunts,uncles,parents,cousin that use to be a realtor 10 yrs ago,friends,news,books,other peoples opinions,your own strategies) the better off you will be. It is certainly good to get educated on the back end of your home purchase but out there in the trenches it is best to let me walk you through the battle field in this hot buyers market! Having said that lets get your preapproval letter & get out there and do some house hunting & get you into a home! Short sales should really be called long nightmares!
Before you spend half your life reading this below I will save you some time with bullet points and if you would like to get into the details & confimation you may read on. 1)Short sales rarely go through 15% would be a good number 2)if a short sale does go through it can take months 2 to 4 months average, do you want to wait that long to get into a home? 3)while you are waiting months several things can happens;1)homeowner can get a loan modification and stay in their home 2)bank may accept and stick you with a 10,20 or even 50k purchase price increase 3)you may be missing out on other homes that come on the market you can get into in 30 days 4) the bank can come in & sell the property while you are waiting, that is when it becomes a "bank owned property" So these are just a few reasons why I discourage my clients from putting offers in on shortsale. What you need to do to get a killer deal on a bank owned home with Steve
1)Fill out mini app on this website. Takes less than 2 minutes. This will let me know you are a serious buyer. 2)I will personally be giving you a call within 24 hrs to set up time to discuss your situation, learn a bit about your needs & determine if I can help you get a deal! 3)I will then get you preapproved (this will determine how much home you can afford & what your monthly payment will be) You will need to be preapproved even if you are already preapproved or have been in the past. It is a requirement of most of my bank owned listings. All lenders shop from the same banks now so you’re not going to see much difference in rates by shopping around. Keeping your finance & real estate transaction under one roof will greatly reduce speedbumps along the way during your transaction. 4)I will then put you on my list of preapproved buyers. As soon as I get the word on properties that are coming in your criteria I will email or call you with address to meet right away. Please be ready to move quickly to go look at the property same day or next at the longest. Bring your check book with you for your 1% deposit. If you like the home, be ready to go directly to my Livermore office to write up offer so I can submit. Please note: Getting preapproved is the first step in the process of buying a home. If you do not want to get preapproved, do not want to meet personally or are not available to answer your phone when we call or return our calls I will assume you are not to serious about getting into a home I love helping people get good deals & helping them get into homes. I am a serious agent with hook ups on low priced bank owned homes that many agents do not have. Because I get the killer deals I have much business. Because I have much business I choose to utilize my time with motivated, proactive buyers at this time. If you are not that serious about a home purchase, get cold feet easily, buyer’s remorse, are ambivalent about making decisions about when or why to purchase please inquire at a later time. No hard closes, sales pitches, gimmicks here. I have hook ups on low priced REO’s & get paid by the bank to sell them in volume to the public because the bank wants them off the books plain & simple passing the good deals onto you is what I do. What you need to know before we go shopping, once your offer is submitted & closing: 1)You must be preapproved for a loan before we shop 2)Best time to shop is during the week (weekends we will be competing with other offers)Best time to shop & submit offers is Tues/Wed. Mon banks are reviewing all offers from previous weekend. Friday bank will more then likely not review our offer till Monday along will other new offers from weekend putting us in a multiple offer situation. 3)Know what you want but do not be to picky. Location, # of bdrms/bthrms, sq ftg, lot size is one thing but dirty carpets, paint, dead lawns & a good cleaning is to be expected with most bank owned homes. 4)90% of bank owned homes are as-is. Meaning what you see is what you get.Of course you will have the right to get any & all inspections but they will be for your information only. If the inspection results are not acceptable to you we simply cancel, get your deposit back & go find another home. Banks do not respond to most repair requests with the exception of FHA loan requirements which the home will need to have running hot water, hot water heater intact, A/C system working & the house generally compete, habitable & functional. 5)Do not expect to get the first home you put an offer on. If it’s a killer deal you have an advantage with me but unfortunately there will probably be another scout or two out & about with trying to get an offer in as well. Timing on offer submission & your ability to make decisions quick knowing what you want will be key to success. 6)Do not low ball. It will be a waste of your time & mine. 90% of “low priced” bank owned homes receive multiple offers with over asking price. If it’s a good deal we may even want to offer a bit more then asking specially if you want closing costs paid. 7)Once we submit your offers expect 2 to7 days for a response from the bank. If you do get your offer accepted right away do not assume you paid to much or think it happened to easy, it means it was meant to be, you moved quickly, where prepared & will reap the benefit of success getting a good deal because you where fully prepared, informed of the process with me. I will help you do your homework with comps so you know what your offering will be a good deal! 8)Once your offer is accepted please sit back & let Steve & finance associate go to work! We will be emailing you various docs, setting up dates & times for inspections, disclosures, title report will be emailed to you, finance dept will be setting up appraisal, my escrow coordinator will be in contact with you ect…….approx close date will be 45 days from 1st day of offer acceptance. If you are renting it is best to give your 30 day notice when the finance dept has what’s called “final loan approval” that means all conditions have been met, appraisal is ok, FHA inspector passes property ect. PLEASE NOTE: be flexible on exact closing date. With these bank owned homes & difficult financing these days, expect a day or two early or late of closing is common. 9)Soon after that you will be getting a call from the title company to set up time to sign your docs. Once your docs are signed they will get processed, your loan will fund within 24-48 hrs. The deed will then record at the county recorder’s office the day after your loan funds. At that time I will be called by the title company letting me know that we are “on record” that will be officially when the home is 100% yours! All my links go directly to useful sites without having to give any of your info!(unless you are contacting me for something specific) One of the reasons realtors want that info is so they can call you & bug you with info that you didn’t want them to have in the first place. Or they figure if you get the info from their site & go use another realtor for the deal then they lose out on a deal. Well I realized that I would take my chances & give people the info that they want first & if they choose to use me as there realtor, great! If not I wish them the best of luck & hope my site was helpful for them in the course of their real estate needs.
